Earlier this month Partnership Property Management attended a ribbon cutting ceremony to celebrate the grand opening of Kirkwood Grove apartments in Hudson, NC. Kirkwood Grove offers affordable one-bedroom and two-bedroom apartments to senior residents. Rents range from $371 to $721, and apartments are available to households with income ranging from 40% to 60% of the area median income. Partnership Property Management began leasing units in November of 2022 and are thrilled to share that the property is fully rented.
We would like to recognize Site Manager Jennifer Bragg, Maintenance Caretaker Ken Hair, Regional Property Manager Julie Carlisle, Executive Director of Property Management Suzanne Turner, and Compliance Specialist Kaitlyn Sexton for working diligently to make this Rent Up a huge success! Springfield Park Apartments received a $239,000 loan from the Workforce Housing Loan Program on March 10, 2023 to counter cost increases, supply chain disruptions and labor shortage challenges faced during construction due to the pandemic. Springfield Park Apartments opened when many Jacksonville residents were facing large rent increases; with nearly 50% of families renting in the area spending more than 30% of their monthly income on housing. Springfield Apartments offers one-, two- and three-bedroom apartments ranging in price from $321 to $740 per month.
Partnership Property Management leased the first unit at Springfield Park on May 25, 2022 and signed the last lease to complete the lease up on October 14, 2022. Our team was able to lease up the site in just over 4 months while meeting multiple deadlines along the way. We would like to recognize Site Manager Loren Kirk, Maintenance Caretaker Rich Blaire, Senior Regional Property Manager Kelly Searcy, Director Lacy Bratton and Compliance Specialist Lisa Carter for working diligently to make this Rent Up a huge success! A sister site, Crestfield Point, is currently underway right next door and will provide an additional 72 units for families in Onslow County.

Tammy and Rob toasted another successful software conversion–their second since being with Partnership Property Management!
We began the process of onboarding properties onto ResMan in April 2021 with our 15 HUD properties, followed by our 81 Conventional and Tax Credit properties broken down into three groups. Then we began collaborating with ResMan to enhance their Rural Development product and were thrilled to be the first management company to utilize this software with our 82 straight RD properties. The last phase of onboarding included our 98 RD/TC layered properties. Now that all 276 of our RD, TC, HUD, Conventional, and layered properties are live in ResMan, we’re excited to hit the ground running and learn new ways to optimize our management process and continue to provide the best management services for our property owners and residents.
We want to extend our gratitude to the ResMan conversion and customer service teams. Their outstanding support during this process was invaluable.
Lastly, we want to thank our dedicated corporate and field employees who continue to make this transition a huge success.
This conversion process has been an excellent reminder that “the right PARTNERSHIP” can make it happen!

Partnership Property Management stepped into the New Year with our 1st Annual Step Challenge. The challenge was held from January 8th to February 7th and included eight teams with five members each competing for the top prize!! After 30 days and more than 5,000 miles walked, The Overachievers took home the first-place trophy with team member Ed Dallape crowned “top stepper”!
Eliza Haynes, who organized the challenge, and Mike Holoman were sure to remind us that we’re all winners when we remain active, and each participant received a prize to recognize their dedication to the challenge. Prizes ranged from highly coveted $25 Target gift cards for 1st place to more humorous prizes like jelly window decals for 8th place!

Partnership Property Management is thrilled to have raised over $500 worth of much needed school supplies to donate to Backpack Beginnings for the 2022/2023 school year. Serving over 21,000 children in need, Backpack Beginnings, is a multi-program organization that provides much more than just school supplies. PPM employees spent part of August 19th and September 12th volunteering at Backpack Beginnings. We were able to assist in the food pantry as well as the newly opened shoe area. We’re so proud of all those who donated supplies and took part in the two volunteer days! We look forward to future volunteer opportunities!
We are very pleased to announce Michelle Meeks has been promoted to Vice President of Compliance. In the six years Michelle Meeks has been employed at Partnership Property Management, she has earned numerous Compliance related designations including HCCP, S.T.A.R., C6P and the Novogradac NPCC. She was instrumental in developing PPM’s online training program and PPM’s Certified Site Manager Designation (CSM), which is awarded to Site Managers that have demonstrated a proficiency in Compliance. We are grateful for all that Michelle does for PPM and we can’t wait to see her succeed in this new role. Congratulations Michelle!
Kellie Meeks has been a member of the PPM team since 2011. She started as a Compliance Specialist before becoming an Associate Tax Credit Specialist in 2020. Recently, Kellie was promoted to Tax Credit Specialist. As Tax Credit Specialist, Kellie will support the Compliance Specialists by offering guidance on Tax Credit Policies & Procedures, submitting files to state agencies for review and updating the utility allowances for all properties. Donna Wall joined the PPM team in 2016 as an Associate Property Manager and later a Senior Property Manager. Donna recently transitioned to the Compliance Department, accepting a promotion to become an Assistant Director of Compliance. As Assistant Director of Compliance Donna will supervise the Compliance Data Entry Specialists, transmit Rural Development files, and assign rental assistance.

Chip Click joined the PPM team in 2011 as a Compliance Specialist before becoming an Associate Compliance Director in 2018. Recently, Chip was promoted to Assistant Director of Compliance. In his new role as Assistant Director of Compliance, Chip will supervise our Compliance Specialists and manage our target & key files.

Eliza Haynes became a Certified Public Accountant in 2019 and joined Partnership Property Management in 2020 as an Asset Manager. Recently Eliza was promoted to Assistant Director of Asset Management. She works with the owners of the properties we manage on special projects including acquisitions/rehabs, new property accounting, and refinancing. Eliza also coordinates activities for our employees including yoga and twice a week group walks. Eliza is an integral part of the PPM team and we can’t wait to watch her continue to grow within the company.

Drew Leonard has been a member of the Partnership Property Management (PPM) Team since 2014. He started as a Property Manager, transitioned to the 504 department as a Project Manager, and was recently promoted to Director of 504. Drew’s primary responsibilities will include reviewing reasonable accommodation and modification requests along with overseeing compliance with our accessibility retrofit initiatives. Drew, like the rest of PPM, is committed to the letter and spirit of the Fair Housing Act.

Maple Crest resident, Kaylan Petty, was awarded the Gordon L. Blackwell Scholarship last month at the Council for Affordable and Rural Housing (CARH) annual conference in Arlington, Virginia. Kaylan is currently enrolled in the Criminal Justice Program at Asheville Buncombe Technical Community College with plans to further her education at Western Carolina University. Her goal is to become a clinical social worker with a specific focus as a domestic violence counselor and behavioral analyst. Members of Partnership Property Management were among some of the first to congratulate Kaylan on the extraordinary achievement.
Maple Crest, located in Asheville, NC, is co-owned by the Asheville Housing Authority and Mountain Housing Opportunities and managed by Partnership Property Management. We are very pleased to announce that Hona Moore has been promoted from Finance Director to Vice President of Finance. We are very happy to have Hona as the newest Company Officer. She has worked hard, represented us very well and brought some new process and thought into the company to carry us into the future. Her job duties and supervisory responsibilities will remain much the same for now. But, we expect to ease her into other oversight responsibilities in the near future.
